Trump’s $3 Billion Condo Project Just Got the Go-Ahead

Donald Trump’s business venture is set to expand significantly in Miami, with plans for 1,500 new residences following a recent local council decision to rezone the area.

The Doral city council, located in Miami-Dade County, voted to adjust zoning regulations on a vacant 56.4-acre plot south of Trump National Doral, a luxury hotel and golf resort acquired by Trump in 2012. This change will enable the construction of both residential units and commercial spaces on the site, enhancing the Trump property just northwest of downtown Miami.

In a late Wednesday meeting, Doral officials narrowly approved the zoning change with a 3-2 vote, transitioning the zoning to “downtown mixed-use,” which allows for a blend of residential and commercial development.

This approval paves the way for what will be known as “Doral International Towers,” featuring 1,498 residential units across four towers, each standing 64 meters tall.

While this plan falls short of the 2,300 units proposed last year, it will include 141,694 square feet of commercial space and a new public plaza linked by pedestrian paths to the hotel and condos.

The project is projected to cost between $2.5 billion and $3 billion, as noted by Felix Lasarte, the Trump Organization’s attorney. He indicated that condo prices will start at $2 million, with sales anticipated to begin in Spring or Summer of 2025, targeting golf enthusiasts and international buyers seeking golf-related amenities.

If the zoning alteration receives final approval from the city council in September, the new development will complement the existing features of Trump National Doral, which already includes a 643-room hotel and four golf courses.

Among these is the renowned Blue Monster course, which hosted the Doral Open on the PGA Tour for decades before serving as a venue for various major golfing events.

The Doral property was briefly considered as the site for the 46th G7 Summit in 2020, but the plans changed amid concerns over the propriety of hosting such a diplomatic event at a presidential business, before eventually being canceled due to the pandemic.
